About The Role
The Contracts Manager will take full ownership of project delivery following contract award. This is a site-driven leadership role responsible for mobilising, managing and successfully delivering liquid cooling, mechanical and/or electrical packages within data centre and mission-critical environments. The Contracts Manager will be responsible for execution teams on site, coordinating subcontractors, managing programme, overseeing cost and variation control and ensuring alignment between procurement, production and delivery teams.
What You'll Do
- Take ownership of projects immediately post-award and lead mobilisation activities
- Establish site readiness, resource planning, and execution strategy
- Manage the overall programme and drive progress against key milestones
- Ensure alignment between site activities, production schedules, and procurement timelines
- Lead and coordinate subcontractors and construction project managers on site
- Monitor subcontractor performance, productivity, and compliance
- Maintain strong working relationships with main contractors and client representatives
- Ensure works are delivered in line with agreed scope and contractual obligations
- Maintain regular site presence to drive delivery and resolve issues proactively
- Identify, manage, and document site variations
- Prepare formal variation justifications and supporting documentation
- Track change orders and cost implications to protect project margin
- Support claims management where required
- Ensure disciplined contract administration throughout the project lifecycle
- Liaise closely with procurement to ensure timely subcontractor and material engagement
- Coordinate with internal project managers to ensure product delivery aligns with programme
- Work collaboratively with internal project managers and commercial stakeholders
- Escalate risks early and propose practical mitigation solutions
- Lead site teams with clarity and accountability
- Drive a culture of ownership, performance, and safety
- Maintain high standards of quality control and compliance
- Provide regular reporting on project status, risks, and commercial position
- Build a team to support these activities across Tate EMEA's footprint
Additional Expectations
Remain compliant with the Code of Conduct and Policies which includes the Kingspan Group Compliance Policy.
Ensure that all duties related to product compliance are adhered to in accordance with the Product Compliance Policy, Laws, Regulations, and market demands.
Responsible for all tasks to achieve compliance goals and demands of the Compliance Management System.
Must raise concerns related to the Compliance Management System to their supervisor, manager, or any member of the Leadership Team, or through the confidential whistle blower service.
Qualifications, Experience & Skills
Education:
Degree in Construction Engineering, Mechanical Engineering, Electrical Engineering, or a related construction discipline
Formal training in project management or contract administration is advantageous
Health & Safety certification relevant to site-based construction environments preferred
Experience:
8+ years' experience within construction project delivery, with at least several years operating at Contracts Manager or Senior Project Manager level
Proven experience delivering construction packages, ideally within larger main contractor frameworks
Strong site-based experience managing subcontractors directly
Experience working in data centre, mission-critical, industrial, mechanical (piping/HVAC/pharma/food) or electrical environments
Demonstrated experience managing variations, change control, and formal contractual documentation
Experience operating within fast-paced, scaling project environments
Skills
:
Strong on-site leadership and subcontractor management capability
Excellent understanding of construction sequencing, programme management, and delivery risk
Commercial awareness with the ability to identify and manage margin impact
Ability to draft clear, structured variation justifications and formal correspondence
Confident stakeholder management with main contractors and internal teams
Strong Coordination Skills Across Procurement, Production, And Project Functions
Proactive problem-solver who escalates risk early and drives resolution
Organised, disciplined, and delivery-focused
Comfortable working independently and taking full ownership of outcomes
